MP RERA & IDA Land Sanctions: How to Legally Verify Property on Super Corridor Indore
With dozens of plotted layouts, multistory towers, and commercial complexes emerging along the Super Corridor, property buyers must perform thorough legal due diligence before token payments or agreement registrations.
Understanding how to verify project approvals through official government registries protects you from unapproved layouts, delayed handovers, and boundary disputes.
1. Verifying MP RERA Registration
Under the Real Estate (Regulation and Development) Act, any commercial or residential project with land exceeding 500 square meters or more than 8 apartments must be registered with the Madhya Pradesh Real Estate Regulatory Authority.
How to Check on the Official Portal:
- Visit the official MP RERA portal (
rera.mp.gov.in). - Navigate to Registered Projects and enter the project name or builder name.
- Check the Project End Date: Confirm the registered completion deadline. If the builder is marketing possession dates earlier than the RERA-mandated completion timeline, request written legal clarification.
- Examine Quarterly Progress Reports (QPR): Review the developer’s updated photos, financial escrow disclosures, and pending building approvals.
2. Indore Development Authority (IDA) & TNCP Approvals
In addition to RERA, every layout along the Super Corridor must comply with the master plan regulated by the Town and Country Planning (TNCP) department and the Indore Development Authority (IDA).
- Scheme Land Status: Verify whether the property falls within specific IDA development schemes (such as Scheme 151, Scheme 166, or Scheme 169-B) and confirm that land acquisition proceedings are fully settled.
- Layout Sanction Map: Ensure that the specific plot number or tower footprint matches the government-approved TNCP layout drawing. Unapproved alterations to green belts or clubhouses can lead to municipal sealing.
- Non-Encumbrance Certificate (Form 15/16): Obtain an encumbrance certificate for the previous 13 to 30 years from the sub-registrar office to ensure the land title is free from bank mortgages or private family litigation.
3. The Transition: From Registry to Move-In
Once your sale deed registry is completed at the District Registrar Office and physical possession is granted:
